Bookings are subject to the following terms and conditions:-
A booking contract will come into existence when payment is received and a bookingconfirmation issued showing the confirmed holiday dates.- The contract binds you and all the members of your party. It is your responsibility to ensure that all members of your party accept the terms and conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contact and loss of the booking.
BOOKINGS- A non-refundable 25% deposit is payable at the time of booking.- Bookings made less than 6 weeks before your arrival date must be paid in full plus the £100 damage deposit.
-The balance must be paid no later than 6 weeks before the commencement of your holiday.Failure to pay the balance in full by the due date will constitute a cancellation of the holiday by the holiday maker.
-Bookings cannot be accepted from persons under eighteen years of age.
-The owner reserves the right to refuse a booking without giving any reason.
CANCELLATIONS- All cancellations must be notified in writing to cookie123@sky.com. In the event of cancellation will we attempt to re-let the property and if successful, a discretionary payment may be made.
-We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss you may incur due to your cancellation.
- Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made by you. Our liability for cancellation will be limited to payments made to us.
GUESTS- The maximum number of people permitted to stay in this property is 4. We reserve the right toterminate the booking without notice and without refund in case of a breach of this condition.- The property owners are entitled to ask the holiday maker and/or guests to leave without refundif the behaviour of any of the party is deemed unacceptable.- Please respect our neighbours and try to keep noise down to a minimum especially between 11pm and 8am.
ARRIVAL AND DEPARTURE- Every effort will be made to have the property available from 3pm on the day of arrival.- The property must be vacated by 10am on the day of departure. Late departure will result in anadditional charge being made.- Information about keys and how to collect them will be provided once full payment has beenreceived.- Please park your vehicles in the designated area, ensuring you do not block other vehicles. Parking is limited to 2 vehicles unless by prior arrangement.
MISCELLANEOUS- The property owner reserves the right to enter the property in the event of an emergency or remedial repair work being required.
- No Smoking or vaping is allowed within the property, however you may smoke outside in the garden/patio area
.- The property owner takes no responsibility for the personal possessions of the holiday maker or their party. Vehicles and possessions are left entirely at the risk of the holiday maker.
- Children should be supervised at all times.
- No candles are allowed within the property.
- Please lock all doors and windows when you leave the property
.- Please ensure you switch off all lights, heating or electrical appliances when you go out.
- The owner shall not be liable for temporary defect or malfunction of any equipment, machineryor appliance.
- The client may in no circumstances re-let or sub-let the property, even free of charge
.- All inventory must remain in the property
- Please note that if the keys are not returned at the end of your stay, the cost of replacement willbe charged to you.- Strictly no BBQs or fire pits allowed within the grounds of the property.
Unfortunately we are unable to allow the charging of electric vehicles. Please see information folder for locations of nearest charging points.
DAMAGE DEPOSIT
On making a booking you accept responsibility for any theft, breakage or damage caused by you, any member of your party or pets and agree to indemnify us in full for any loss we may incur as a result. A damage deposit of £100 is required and will be added to your final balance payable 6 weeks before your holiday commences.The deposit (less any breakages) will be returned to you within 1 week at the end of your holiday
.- Please treat the facilities and accommodation with due care. If you notice anything missing or damaged within your accommodation, please notify us immediately so that we can take theappropriate action. If there has been any damage or breakages during your stay, we would begrateful if you could report them promptly, especially before check-out.
- The property will be inspected at the end of your holiday and you may be charged for any lossor damage or extra cleaning costs
.- Minor breakages and reasonable were and tear will not be charged for
.PETS- Only 2 pets are allowed at one time, unless by prior permission.- Please do not let your dogs on the furniture or in the bedroom.
- Please do not leave your pets alone in the property.
- Guests are responsible for clearing up after their pets.
- All dogs must be house trained.
COMPLAINTS: Every endeavour is made to ensure your stay with us is memorable for the right reasons. However, we do recognise that from time to time things can go wrong. In these circumstances it is the responsibility of the holiday maker to make any such problem known to the property owner immediatley it becomes apparent, thereby giving the property owner the opportunity to correct the situation. Unless this procedure is followed, no subsequent claim will be entertained.The property owner will make every endeavour to rectify any identified problems as soon as is reasonably possible.
